This course offers a comprehensive examination of the real estate and building industry throughout its entire life cycle, thoroughly analyzing operational workflows and key management strategies across planning and development, construction, asset operation, renovation, and demolition. Grounded in an Environmental, Social, and Governance (ESG) perspective, the curriculum aligns with international green building and sustainability rating systems—such as LEED, BREEAM, and GRESB frameworks—guiding students to master advanced methodologies, including life cycle carbon assessment, low-carbon construction, and circular economy practices in the built environment. Furthermore, the course emphasizes human-centric sustainable building principles, focusing on healthy building standards (such as the WELL framework) and the implementation of indoor environmental quality (IEQ). Students will explore how factors like indoor air quality, thermal comfort, daylighting, and acoustic optimization enhance occupant well-being and long-term asset value. Through international rating metrics, real-world case studies, and innovative technological integration, learners will develop the strategic decision-making capabilities required to balance decarbonization, occupant health, and commercial viability across every stage of the real estate life cycle. 本課程全面探討不動產與營建產業的全生命週期運作，從規劃開發、工程營建、資產營運、整建翻新至解體拆除，深入解析各階段的實務流程與關鍵管理策略。教學核心植根於環境、社會與公司治理（ESG）視角，系統性對接國際綠建築與永續評級體系（如 LEED、BREEAM 及 GRESB 框架），帶領學生掌握全生命週期碳足跡評估、低碳工法與循環營建等前瞻方法學。 同時，課程強調「以人為本」的永續建築價值，聚焦健康建築標準（如 WELL 體系）與室內環境品質（IEQ）的實踐，深入探討空氣品質、熱舒適、自然採光與聲學優化對使用者福祉及資產長期價值的影響。學生將透過國際認證指標、實務案例分析與創新技術整合，學會如何在各生命週期階段兼顧生態減碳、室內健康與商業效益，培養推動永續不動產開發與營運的專業決策能力。
